Send us what you want the app to do. No tech knowledge needed.

We publish it on the App Store, Google Play or the web under your name.
Updates, fixes and new features when you need them.
Before we build for anyone else, we build for ourselves. These are our own brands, designed, built and run by Zainer Group.
Write your will in plain English in about 10 minutes, then print it and sign it in front of two witnesses. Add a voice or video message for your family.
Founding customers: order now. Your signable will is released after our solicitor's final check, and we'll email you when it's ready.
Help for fathers going through the family court without legal aid. We help them get their forms right and put their case across clearly.
For landlords who manage their own lets. Walk round talking and the report fills itself in, with time-stamped photos as you go. Check-in, check-out, and snag & jobs lists for the builder. Signed PDF on the spot.
Zainer was our dog. She was loyal, protective and always in your corner. That's the standard we hold every app to, whether it's ours or yours.
We're a UK company that builds practical software for real problems: court paperwork, property inspections and the everyday jobs that eat up people's time.
Tell us your idea. We'll read it properly and come back to you with honest advice and a fixed price.

We are an advice and preparation service. We are not solicitors. This means what you tell us may not be protected by legal privilege in the way it would be with a solicitor.
Some of this is sensitive, such as information about children, health or criminal records. We treat it with extra care and only use it to prepare your case.
Information about the other parent and your children is only used to prepare your case. We do not contact them, and we do not send anything to the court or the other side. You file your own papers.
Your documents are uploaded through a secure link that we send you after screening. Access is limited to the people working on your case.
Once your case files are deleted we can't get them back, so keep your own copy of your pack.

Our service is for adults only. We don't knowingly take cases from anyone under 18.

The Landlord Guard app is published by Zainer Group Ltd, registered in England and Wales, company number 16374561, ICO registration number C2068623. For privacy questions or to use your rights, email info@zainergroup.com.
Your inspections stay on your device. We don't run a server that stores them, and we can't see them.
Everything you put into the app, including property addresses, tenant names, notes, photos and signatures, is saved on your own device only. If you delete the app or lose your phone, that data goes with it, so keep copies of your PDF reports.
You can turn these off in your phone's settings, but some features won't work without them.
If you use the voice features, your phone or browser's own speech service turns your voice into text. That text, with the inspection's room names and its lists of items and checks (no names, addresses or photos), is sent to our server and our AI provider, Anthropic, to fill in the form. It isn't stored and is thrown away as soon as the answer comes back. Using it is optional.
When you send a PDF to a tenant, it goes through the app you choose, such as email or WhatsApp. That app's own privacy policy applies to the sending.
To buy and use Landlord Guard in your browser you create an account. We keep your email address, a securely scrambled password and a record of your purchase. Your properties, reports, photos and signatures stay in your browser on your device and are never sent to us. Clearing your browser's site data removes them, so keep copies of your PDFs. Account records are stored with Supabase in London, UK. Purchase records are kept for 6 years for tax purposes.
On the web, payment is taken by Square. In the phone apps, payment is handled by Apple or Google. None of them give us your card details.
The app doesn't contain advertising, and we don't use it to track you.
When you record a tenant's details in the app, you, as the landlord, are responsible for that information. You should tell your tenants how you use their data and keep your reports safe.
The app is meant for adults and is not aimed at anyone under 18.
For help using the app, email info@zainergroup.com.
Because we don't hold your inspection data, you're in full control of it on your device. For anything else we may hold, such as emails you send us, you can ask us to show it to you, correct it or delete it. Email us and we'll reply within one month.
If you're unhappy with how we've handled your data, you can complain to the ICO at ico.org.uk or on 0303 123 1113. We'd appreciate the chance to sort it out first.
